Central AC is best for whole-home cooling when you already have ductwork. Mini-splits win for additions, garages, ADUs, and homes without ducts — and they're 30% more energy-efficient. For most existing South Florida homes, central AC is the right answer. For specific spaces or new construction, mini-splits often beat central. Here's how to decide.
One of the most common questions we get from South Florida homes and businesses considering a system upgrade: "Should I go with central AC or mini-splits?"
The answer depends on your home, your goals, and your budget — but most "comparison" articles online try to push you toward whichever the contractor wants to sell. Let's go through this honestly.
How they actually work
Central AC (ducted systems)
One outdoor condenser unit + one indoor air handler + ductwork running through your walls and ceilings. Cool air is distributed through vents in each room, and warm air returns through return vents. This is what 80%+ of Florida homes use.
Mini-split systems (ductless)
One outdoor condenser unit + one or more indoor "head" units mounted on walls or ceilings. Each indoor unit cools its own zone independently. No ductwork needed. You can have 1 indoor unit (single-zone) or up to 8 (multi-zone) connected to one outdoor unit.
Where each one wins
Central AC wins when:
- You already have ductwork. Replacing a central system is significantly cheaper than installing mini-splits in a home that has ducts.
- You want consistent whole-home cooling. One thermostat controls everything.
- Aesthetics matter. Vents in the ceiling are nearly invisible. Mini-split heads are visible appliances mounted on the wall.
- You have a typical Florida home (1,500-3,500 sq ft). Central is engineered exactly for this scenario.
- Resale value is a concern. Buyers expect central AC in this market.
Mini-splits win when:
- You don't have ductwork or it's badly damaged. Adding ducts to an existing home is expensive and disruptive.
- You're cooling a specific room or addition — garage conversion, ADU, sunroom, master suite, home office.
- You have very different cooling needs in different rooms. Mini-splits give you precise zoning — 70°F in your bedroom, 76°F in the guest room, off in the office.
- Energy efficiency is your top priority. Mini-splits are typically 25-30% more efficient because there's no duct loss.
- You're in a small home or condo (under 1,000 sq ft). Often a single-zone mini-split is the right size.
The cost comparison
Cost varies by home size, brand, and complexity. But for typical South Florida homes:
Central AC replacement
If you have existing ductwork and you're just replacing the system, this is usually the more affordable option. The equipment goes where your old equipment was. No new wall holes, no new lines, no new ducts.
Mini-split installation
For a single-zone mini-split (one indoor unit), costs are similar to or slightly less than central AC replacement. For multi-zone systems (3+ rooms), mini-splits typically cost more than central AC because you're installing multiple indoor units, each with its own line set.
Adding ducts to a home that doesn't have them
This is where mini-splits win on price. Retrofitting ductwork into an existing home that doesn't have it is invasive and expensive — often $5,000-$15,000 just for the ductwork. Mini-splits avoid that entirely.
Energy efficiency: the real numbers
Mini-splits have a significant efficiency advantage in Florida for two reasons:
- No duct loss. Even well-sealed ducts lose 10-30% of conditioned air through leaks, especially in attics where ducts run through 130°F+ heat.
- Inverter technology. Mini-splits ramp up and down continuously, while central systems cycle on/off. Continuous modulation uses less energy.
In Florida's climate, this can translate to 20-30% lower cooling bills with mini-splits vs. older central systems. The gap shrinks against modern variable-speed central systems but mini-splits still typically win.
Comfort: this is where it gets nuanced
Central AC pros:
- Whole-home cooling feels uniform and "background"
- Better humidity control (Florida's hidden enemy)
- Quieter — no equipment in living spaces
Central AC cons:
- Hot/cold spots are common (rooms far from the air handler)
- One temperature for the whole home
- Duct issues create efficiency and air quality problems
Mini-split pros:
- Per-room temperature control
- No hot/cold spots in cooled zones
- Whisper-quiet operation
- Can heat too (heat pump function)
Mini-split cons:
- Indoor head units are visible (some find them ugly)
- Uncooled rooms (closets, hallways, bathrooms) feel notably warmer
- Humidity control isn't as strong as central AC
The hybrid answer (best of both worlds)
For some Florida homes — especially those with additions, sunrooms, or hot rooms over a garage — the right answer isn't one or the other. It's both.
Keep your central AC for whole-home base cooling. Add a mini-split to handle the problem space (the room that never gets cool enough, the addition that doesn't have ducts, the master bedroom you keep colder than the rest of the house). This costs less than a multi-zone mini-split system and gives you precise control where you actually need it.
Most homeowners we work with don't need to choose. They have central AC that just needs replacing, or a specific room that needs help. We almost never recommend ripping out a working ducted system to install mini-splits everywhere.
How to decide: 4 questions
- Do you have ductwork already? Yes → strong case for central. No → strong case for mini-split.
- Are you cooling the whole home or just specific spaces? Whole home → central. Specific spaces → mini-split.
- Is energy efficiency your #1 priority? Mini-split has the edge.
- Is aesthetic / "invisible" cooling important? Central AC wins.
For most homes in Miami-Dade, Broward, and Palm Beach: central AC remains the right answer for the main living space, with mini-splits as a smart add-on for problem spaces. New construction or homes without ducts are where mini-splits really shine.
